Terms of Service

PropStat is a business-to-business software platform for real estate professionals operating in Dubai, United Arab Emirates. The Services provide property market analytics and client-ready reports based on official Dubai Land Department (DLD) transaction data and related sources.

You may use the Services only if you:

• Are at least 18 years of age;
• Have the legal capacity to enter into a binding agreement under UAE law;
• Use the Services for lawful business purposes in connection with real estate brokerage or agency work in Dubai;
• Hold any licence or registration required by applicable UAE and Dubai regulations (including RERA broker registration where applicable) to conduct your professional activities;
• Provide accurate account and billing information;
• Use DLD-derived outputs in a manner consistent with DLD data usage rules and your professional obligations to clients.

You may not use the Services if you are barred from doing so under applicable law or if we have previously suspended or terminated your account for breach of these Terms.

Access to core features requires registration, currently via Google OAuth. You are responsible for all activity under your account and for maintaining the security of your login credentials. Notify us immediately at info@propstat.ae if you become aware of unauthorised access.

We may suspend or terminate accounts that provide false information, violate these Terms, or pose a security or legal risk.

PropStat allows you to generate property analytics reports, including fair price analysis, market trend summaries, investment score outputs, and branded online reports. Report content is derived from DLD-registered transaction data and inputs you provide (such as listing URLs or property criteria).

Report generation times, data availability, and feature access may vary by plan, property type, community, and data coverage. We do not guarantee that every property, project, or community will have sufficient DLD data for every report type.

PropStat may offer a free trial, pay-per-report purchases, report packages, and subscription plans. Prices, limits, and features are displayed on our website and in your account dashboard and may change with notice for future billing periods.

• Payments are processed by Stripe. By purchasing, you authorise us and Stripe to charge your selected payment method.
• Subscriptions renew automatically unless cancelled before the renewal date through your account or as otherwise stated at checkout.
• Report balances and trial limits are consumed when reports are successfully generated or initiated, as described in the product interface.
• Taxes, if applicable, are your responsibility unless stated otherwise at checkout.

Except where required by applicable UAE consumer protection law or mandatory refund rights, fees are non-refundable once a report has been generated or a billing period has commenced. If you believe a charge was made in error, contact info@propstat.ae within 14 days of the transaction.

You agree not to:

• Use the Services for any unlawful purpose or in violation of UAE, Dubai, or RERA regulations;
• Scrape, crawl, reverse engineer, or attempt to extract source code, underlying datasets, or bulk DLD data from the platform;
• Resell, sublicense, or redistribute raw DLD datasets or PropStat outputs as a standalone data product without our written consent;
• Misrepresent PropStat reports as official DLD documents, government certifications, or regulated valuations;
• Upload malicious code, interfere with platform security, or overload our systems;
• Use the Services to harass, defame, or infringe the rights of any person;
• Share account credentials or allow unauthorised third parties to access paid features.

You may use exported reports in client presentations and brokerage workflows, provided you comply with these Terms and applicable professional regulations.

PropStat owns all rights in the platform, software, design, documentation, and proprietary analytics methodologies, except for third-party materials and open-source components. DLD data remains subject to the terms and usage restrictions imposed by Dubai Land Department and applicable government authorities.

You retain ownership of branding assets and content you upload (such as your agency logo and contact details). You grant PropStat a limited licence to use those materials solely to provide the Services and generate your reports.

Subject to your compliance with these Terms and payment obligations, we grant you a non-exclusive, non-transferable licence to use report outputs for your professional real estate activities.

Not professional advice. PropStat provides informational analytics tools only. Reports do not constitute legal, financial, tax, investment, formal property valuation, or regulated real estate advice, and are not a substitute for a RERA-compliant valuation or brokerage opinion where one is required. You are solely responsible for how you interpret and present data to clients and for compliance with RERA, DLD, and other applicable rules.

Data accuracy. We source market data from official DLD records and other reputable sources, processed through our analytics pipeline. While we strive for accuracy and timeliness, we do not warrant that any report is complete, error-free, or suitable for a particular transaction. Property markets change rapidly; reports reflect data available at the time of generation.

Third-party listings. Where you provide third-party listing URLs or portal data, PropStat does not control and is not responsible for the accuracy of external listing content. Registered DLD transaction data takes precedence over portal asking prices in our analytics.

Availability. The Services are provided on an "as is" and "as available" basis. We do not guarantee uninterrupted or error-free operation.

To the maximum extent permitted by applicable UAE law, PropStat and its directors, employees, and suppliers shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for loss of profits, revenue, data, goodwill, or business opportunities arising from your use of the Services.

Our total aggregate liability for any claim relating to the Services shall not exceed the greater of (a) the fees you paid to PropStat in the twelve (12) months preceding the event giving rise to the claim, or (b) AED 500.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under UAE law, including liability for fraud or wilful misconduct.

You agree to indemnify and hold harmless PropStat from claims, losses, damages, liabilities, and expenses (including reasonable legal fees) arising from your use of the Services, your report outputs, your breach of these Terms, or your violation of applicable law or third-party rights.

We may suspend or terminate your access immediately if you breach these Terms, fail to pay fees, or if continued access would create legal or security risk. You may cancel your account at any time through your account settings or by contacting support.

Upon termination, your right to use the Services ceases. Provisions that by nature should survive (including intellectual property, disclaimers, limitation of liability, indemnification, and governing law) will survive termination.

Our collection and use of personal data is described in our Privacy Policy, which forms part of these Terms.

We may modify the Services or these Terms from time to time. Material changes will be posted on this page with an updated "Last updated" date. Where required, we will provide additional notice. Continued use after changes take effect constitutes acceptance. If you do not agree to revised Terms, you must stop using the Services.

These Terms are governed by the laws of the United Arab Emirates. Any dispute arising out of or relating to these Terms or the Services shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates, unless mandatory law requires otherwise.

Before initiating formal proceedings, you agree to contact us at info@propstat.ae to attempt to resolve the dispute in good faith.

• These Terms constitute the entire agreement between you and PropStat regarding the Services.
• If any provision is held invalid, the remaining provisions remain in effect.
• Our failure to enforce a provision is not a waiver of that provision.
• You may not assign your rights under these Terms without our consent. We may assign our rights in connection with a merger or sale.
• Neither party is liable for delay or failure caused by events beyond reasonable control (including outages, government action, or infrastructure failures), provided reasonable efforts are made to resume performance.
