PropStat.ae ("PropStat") is the data controller for personal data processed through the Services. We provide a business-to-business software platform for Dubai real estate professionals. We help licensed agents and agencies generate client-ready property market reports using official Dubai Land Department (DLD) transaction data and related analytics.

Our services are designed for use by real estate brokers and agencies operating under applicable UAE and Dubai regulations, including rules administered by the Real Estate Regulatory Agency (RERA) where applicable. PropStat is a software tool — we are not a brokerage, valuer, or regulated financial adviser.

This policy applies to visitors of our public website, registered account holders, and anyone who uses our report generation, billing, or account management features. It does not apply to third-party websites or services linked from PropStat.ae, which are governed by their own privacy policies.

Depending on how you use the Services, we may collect the following categories of data:

• Account and identity data: name, email address, profile picture, and authentication identifiers when you sign in with Google OAuth.
• Professional and branding data: agency name, logo, contact details, and other branding elements you upload for report customisation.
• Report input data: property listing URLs (e.g. from PropertyFinder or Bayut), project or building names, unit criteria, and other inputs you provide to generate reports.
• Generated report data: report outputs, metadata, and history associated with your account.
• Billing and transaction data: subscription or package status, payment references, and billing history processed through Stripe. We do not store full payment card numbers on our servers.
• Usage and technical data: IP address, browser type, device information, pages viewed, session activity, error logs, and similar diagnostic data.
• Analytics data: aggregated usage patterns collected via Microsoft Clarity in production, which may include session recordings and interaction metrics to improve product usability.
• Communications: messages you send to our support team and related correspondence.

DLD and market data: PropStat aggregates and presents official DLD-registered transaction and project data. This data relates to property transactions and market statistics, not to your personal identity. Where report inputs reference third-party listings, we process that information solely to deliver the requested report.

We use personal data to:

• Create and manage your account and authenticate your access.
• Generate, store, display, and export property analytics reports you request.
• Apply your branding and contact details to client-facing reports.
• Process payments, manage subscriptions, free trials, and report balances.
• Provide customer support and respond to enquiries.
• Maintain platform security, prevent fraud and abuse, and troubleshoot errors.
• Analyse product usage to improve performance, features, and user experience.
• Comply with legal obligations and enforce our Terms of Service.
• Send service-related notices (e.g. billing, security, or material policy changes).
• Send product updates or marketing communications only where permitted by law and, where required, with your consent.

You may opt out of non-essential marketing emails at any time using the unsubscribe link in the message or by contacting info@propstat.ae. Service-critical notices (security, billing, or legal updates) may still be sent while your account is active.

We do not sell your personal data. We do not use your account data to provide regulated financial, legal, or investment advice.

Under applicable UAE data protection requirements, we rely on one or more of the following bases:

• Performance of a contract: to provide the Services you register for and purchase.
• Consent: where required for optional analytics, marketing communications, or other processing you can opt into or out of.
• Legitimate interests: to secure our platform, improve our product, and prevent misuse, balanced against your privacy rights.
• Legal obligation: where processing is necessary to comply with applicable UAE law, court orders, or regulatory requests.

We use cookies and similar technologies to keep you signed in, remember preferences, measure site performance, and understand how the Services are used. Essential cookies are required for authentication and core functionality. Analytics cookies (such as those used by Microsoft Clarity) help us improve the product and are deployed in production environments.

You can control cookies through your browser settings. Disabling essential cookies may prevent you from using certain features, including account login.

We share personal data only with trusted service providers who help us operate the Services, under contractual obligations to protect your data and use it only for specified purposes:

• Supabase — authentication, database hosting, and account storage.
• Stripe — payment processing and subscription management.
• Google — OAuth sign-in and cloud infrastructure services (including Google BigQuery for DLD data analytics).
• Microsoft Clarity — product analytics and session insights.
• Vercel and related hosting providers — application hosting and content delivery.
• Professional advisers, auditors, or insurers where reasonably necessary.
• Law enforcement, regulators, or courts when required by applicable law or to protect our legal rights.

If PropStat undergoes a merger, acquisition, or asset sale, your data may be transferred as part of that transaction, subject to continued protection consistent with this policy.

Your data may be processed in the UAE and in other countries where our service providers operate (including the United States and the European Economic Area). Where personal data is transferred outside the UAE, we implement appropriate safeguards consistent with applicable law, such as contractual data protection clauses with our processors.

We retain personal data for as long as your account is active or as needed to provide the Services. We may also retain data to comply with legal obligations, resolve disputes, enforce agreements, and maintain security logs.

• Account and profile data — retained while your account exists and for a reasonable period after closure.
• Report history — retained according to your plan and operational requirements unless you request deletion.
• Billing records — retained as required by UAE commercial and tax laws.
• Analytics and security logs — retained for a limited period appropriate to their purpose.

When data is no longer required, we delete or anonymise it using commercially reasonable methods.

We implement technical and organisational measures designed to protect personal data, including encryption in transit, access controls, row-level security on database records, and restricted access to production systems. No method of transmission or storage is completely secure; we cannot guarantee absolute security.

You are responsible for maintaining the confidentiality of your account credentials and for activity under your account. Notify us immediately at info@propstat.ae if you suspect unauthorised access.

Subject to applicable UAE law, including the UAE PDPL where it applies to our processing, you may have the right to request access to, correction of, or deletion of your personal data; to restrict or object to certain processing; to data portability where technically feasible; and to withdraw consent where processing is consent-based.

To exercise these rights, email info@propstat.ae. We will respond within thirty (30) days unless applicable law permits an extension. We may need to verify your identity before responding. You may lodge a complaint with the UAE Data Office if you believe your data protection rights have been violated.

The Services are intended for business use by adults (18+) in the real estate profession. We do not knowingly collect personal data from children. If you believe a child has provided us with personal data, contact us and we will take steps to delete it.

Our website may link to third-party portals (such as property listing sites), payment pages, or partner resources. We are not responsible for the privacy practices of those third parties. Review their policies before providing personal data to them.

We may update this Privacy Policy from time to time. Material changes will be posted on this page with an updated "Last updated" date. Where required by law, we will provide additional notice. Continued use of the Services after changes take effect constitutes acceptance of the updated policy.
